The Hamlet at Sugar Run will feature a blend of residential, commercial, and retail offerings, with the residential portion including 40 flats, 128 townhomes, and 27 single-family homes. A new 8+-acre park will be created along Sugar Run Creek, which flows through the site. Plans for the park include playground and nature play areas, art installations, and a half-mile leisure trail loop. As a tribute to the late Bill Resch—an ardent supporter of green space in New Albany—the civic green will be named Resch Commons.
The 32.6 acre site is located at the southwest and southeast corners of the New Albany-Condit Road (State Route 605) and Central College Road.
The Planning Commission approved a final development plan application for this project during their meeting on September 16, 2024. Next steps according to the developer, Steiner + Associates, site preparation is set to begin in March, with the first openings projected for Summer 2026. Demolition began in the Fall of 2024.
